Bailey Kramer Reviews

Airbnb properties are the intersection of wanderlust and comfort. In the world of traditional getaways, hotels may offer a comfortable bed, but Airbnb opens the door to a world of possibilities. They transform the process of organizing a trip into an unforgettable  journey, offering a wide selection of homes that cater to every taste and fit for the dream vacation of a traveler.

The business of Airbnb is, at its core, about connection. It’s the digital matchmaker that pairs hosts, eager to share their homes, with vacationers that get to experience living like a local, not just another tourist. It’s not just a place to crash, but a whole experience, turning the business of staying somewhere into a journey itself.

Bailey Kramer has founded the ins and outs of having an Airbnb business but in a unique way, and he called it Airbnb co-hosting. In fact he already made a mini-course about it, and that’s what we will be talking about in my Bailey Kramer review down below.

But before getting into the review…

Who is Bailey Kramer?

Bailey Kramer

Bailey Kramer spent his childhood in Durham, North Carolina. Ever since he was a kid, he knew that he wanted to be an entrepreneur when he grew up. Things like the reality television show “Shark Tank” and the book “Rich Dad Poor Dad” by Robert Kiyosaki and Sharon Lechter made a huge impact on his decisions on becoming an entrepreneur.

With just a year and 2 months learning about marketing, mostly in BiggerPockets, Bailey landed his 1st deal. And in the next four months, he already bought 5 more houses while being a Junior in college. He just graduated last 2022 from the University of Central Florida.

Those first 6 houses are categorized as:

  • 2 houses are produced by doing house flipping and got him $25,000 net for both properties
  • 2 houses are for long-term rentals that allows him to gain $450/month income
  • And the last 2 is what introduces him to the Airbnb short-term rental business and co-hosting.

Now, Bailey Kramer has 30 properties, projected to make $1.7 million dollars/year in revenue. And after paying his employees, he’ll be getting at least $135,500 for the year which is then converted to $11,291 in monthly income.

What is Airbnb Co-Hosting?

Having a co-host on Airbnb is similar to having a business partner for your vacation home. It occurs when you manage your Airbnb listing in tandem with another person. This co-host might handle communications with guests, check-ins, cleanings, and general ship keeping for Airbnb while you concentrate on, well, whatever else you want. It’s a clever method to divide the workload and, ideally, the rewards.

But in this mini-course, you’ll be the one partnering up with an Airbnb host. Your work in Airbnb co-hosting is a lot similar to becoming a virtual assistant in that regard. Why? Because you need to find Airbnb owners who are desperately in need of help to do their day to day operations like guest communication, pricing and marketing. A virtual assistant with finance and marketing skills indeed.

Who is Airbnb Co-Hosting For?

This business model is for you:

  • Whether you’re brand new to real estate or the STR industry.
  • If you already own/co-host or arbitrage a STR and still looking to drastically improve your systems and processes
  • If you’re looking to earn extra income or if you want to make full-time commitment on STR business and willing to quit your day job
  • If you want to get on a path towards financial freedom and do the things that you enjoy while having a business that actually pays the bill.

Bailey Kramer’s Co-Hosting Programs

Free Mini-Course

Free Mini-Course

Bailey gives a free mini-course about Airbnb co-hosting. Inside the mini-course, you’ll learn about:

Introduction

Bailey had a brief introduction about himself, and what/how Airbnb co-hosting can help you create an income stream.

You’ll never be out of leads because in the world of Airbnb, there are currently over 4 million hosts worldwide in over 100,000 cities as per the User and Market Growth Data survey conducted last July 2023.

With their exclusive strategy called “Owner’s Connect Method”, you can easily connect and find hosts that need your assistance. It will provide an endless stream of qualified leads where you can possibly meet your first co-hosting client in just 30 days.

3 Airbnb Strategies

  1. Owning

This is where you buy a property but not for personal use, but for business. Your bought property will then be listed in Airbnb. This is like the end goal for a lot of people since they’ll be pocketing the rent payments in full. All they have to worry about is cleaning and renovation processes along the way.

       2. Rental Arbitrage

In rental arbitrage, you’ll be renting a property from a landlord for long-term, and then you’ll then list that property in Airbnb for short-term rentals. You’ll be able to pocket the difference between your long-term agreement and the cumulative short-term rental payments.

       3. Co-Hosting

Short-term rental property management. In return for a percentage of the total income, you will look after the homeowner’s daily needs as their property’s caregiver. In addition to that, you don’t need any upfront investment besides an LLC.

How to Land Your First/Next Co-Hosting Client

In any lead generating applications, the common struggle that most people deal with the most is being to close a deal with a client. Yes, you have generated an endless stream of leads, but they are insignificant if you can’t close even a single deal.

With the help of the mini-course, you will be able to confidently answer the questions that most people get thrown off of their composure. With his sales framework called “Co-Host Conversion Formula”, it will allow you to handle any objections, and close your first deal even if you have no prior experience.

How to Manage your Airbnb Co-Hosting Business 100% Remotely

First and foremost, you need to be a perfectionist when starting from Day 1. Complete supplies and furniture for example. Everything that a guest might need must be there, ready to use with a little extra on the sides in case it’s not enough during their stay.

Second, you should consider building your own dream team that consists of “runners”, cleaners and a handyman, so that they can cater to the guest whenever you’re out doing your thing (e.g hanging out with friends, in a conference of some sort, etc.)

And lastly, don’t feel sorry about paying for software. It’s a long term investment. Look for an automated communication software for your team and guest so that once you’ve been asked by the guest, you can directly send them to your team so they can attend to them right ahead.

Why People Struggle To Start A Co-Hosting Business

Bailey listed the top 5 reasons why people struggle to start an Airbnb Co-Hosting Business. They are:

  • Analysis Paralysis – thinking of an idea but never take action
  • Too many what ifs
  • Not willing to do what it takes
  • Complacency
  • You don’t know all the steps to start

The Next Step

Bailey will also include teaching his exact operational system that he uses in his co-hosting business. Learning this same system will allow you to charge more money, make more money in a way that you will have more referrals coming because you’ve been doing a great job as a co-host.

Once you’ve been successful with those things, you can now start spending less time working IN the business and give more time ON the business so that you can scale it up to whatever you want your business to be.

Ultimate Co-Hosting Bundle

In the Ultimate Co-Hosting Bundle, you’ll be able to have access to these things:

Ultimate Co-Hosting Bundle

And Of course, there’s still an upsell for a much high-ticket course that he’s offering after these free and cheap ones. And if you avail of this Ultimate Bundle, you’ll be one of the prospect clients for their high-tier courses.

If not, You’ll need to schedule a zoom call with his team for them to get to know you even better and get assessed whether you are a perfect fit for their system since they guarantee great outcomes in the process.

Is the Mini-Course Worth It?

The mini-course in Airbnb co-hosting by Bailey Kramer is worth it because it’s free. Free knowledge and strategies from someone who has done and achieved success with the said business model. Bailey Kramer knows what he’s doing and all successful stories from people who used his system are also included in the last part of the mini-course.

But if we’re talking about if Airbnb co-hosting is worth it,  there are a lot of things to consider. First, it’s not a 100% passive income stream from day 1, meaning that you need to be physically present with this kind of business. Hence, it’s not for you if you don’t want to put in the work to build a real business.

Second, it’s not a get rich quick scheme. If you’re starting a new business, especially in the world of real estate, you need to have patience since the industry is already congested enough as you know it. And for someone like you to start anew in this journey, you’ll need to have a unique idea that you can make you stand out from the rest of your competitors.
