About Amanda Williams

Amanda Williams

Amanda Williams can be categorized as one of the real estate figures that encourages women that they can also be part of this male-dominant industry like Tresa Todd and her Women’s Real Estate Investor Network (WREIN).

In her earlier years before getting involved in the real estate industry, Amanda was working as a hairdresser in a salon. She’s been with them for 7 years until one day, she stumbled upon a friend who’s been flipping houses and it got her interested.

Amanda then wanted to learn more about flipping houses and the real estate as a whole so she trained in flipping, foreclosure, wholesale, buy and hold and short sales in Nouveau Riche University for 2 years.

After her training, she started getting involved in the real estate industry. Been an advocate of the Lease to Own Realty, a real estate agent for an RE firm, until she realized that she can also start her own firm, AGW Investments Inc., where they do fix and flips in Raleigh, NC.

Amanda With eXp Realty

eXp Realty

AG Williams Realty became associated with eXp Realty after her 3 years in the company. eXp Realty is a cloud-based real estate brokerage that operates as a subsidiary of eXp World Holdings, Inc.

With its innovative business model and use of technology in the real estate industry, it has gained attention for the past years. In addition to the virtual environment it offers where you can collaborate and work together with other agents and brokers, they also give agents the opportunity to earn a company stock as part of their compensation, providing a unique incentive structure.

Sounds familiar? Yes, it’s like an MLM business model where you continuously recruit agents to your firm and when they get a deal from what eXp gave them, you’ll also get a cut from their sales. That’s what gives Amanda the freedom of being a real estate agent while circling around the world, because all she needs is a stable internet connection and her laptop.

And after all of the investments she made for herself, learning about real estate investing, money, mindset, business, and the law of attraction, she’s now ready to start another journey of being a coach to other real estate agents/investors wanting to have a working system that lets them earn passive income.

Amanda’s Program

What Amanda will teach you in her HALO Method System is how you can start short and mid-term rental without even buying a single property, called the Airbnb Arbitrage.

Long-term leases are obtained using Airbnb arbitrage, after which the properties are subleased for brief stays on websites like Airbnb. And keeping the difference between the total revenue from the short/mid-term rentals and the long-term least cost is the aim of this technique.

The HALO Method

The HALO Arbitrage Method

The whole HALO method system has 3 phases:

Phase 1: Finding the Property

This is where you’ll look at every nook and corner to find the best property that you think you can benefit most once you start doing the arbitrage method. It all includes market research. What are the tenant’s needs the most in a property? Is it accessible to malls, parks, etc.? Are just some of the aspects that need to be considered.

Once you found the property, not every landlord will accept and take everything at face value. There will be rejections and cold shoulders along the way but Amanda claims that she has developed techniques and strategies that can make any landlord close a deal with you.

From handling the phone call, email templates to ask for a follow up, going through a face to face appointment, and making sure that before you sign the lease, you should know first if you’ll be able to profit from the deal that you’ll be making with the landlord, Amanda will show you the ropes on how systematically accomplish each and every hurdle along the way.

Phase 2: Furnish the Property

Now that you’ve signed the lease, you’ll be dealing now with interior designs and such. What part needs renovation, what furniture/appliances needs to be replaced, decorations that can allure the possible tenants and other details.

Amanda has a list of suppliers for all of these needs that she personally thinks is better rather than ordering online. (maybe she’s also affiliated with them which is not impossible) and contractors that you can hire so that your newly leased property will be ready to be listed in no time.

Phase 3: Fill the Property

You’ll not just allow any tenants to rent your leased property since it’s not your own. They have a proper screening process that you can also learn in their program, because having just 1 bad review will have a great impact for your business.

It also includes lead generation, digital marketing on Facebook and Instagram, geo-targeting of ads, profile making for more exposure, and message templates that you can use to communicate with tenants, because checking with them is always important to avoid mishaps in running your arbitrage business.

Is Airbnb Arbitrage Still A Viable Business?

Airbnb arbitrage can still be a lucrative business for some individuals, but its profitability depends on various factors. The demand for short-term rentals can fluctuate based on the location. In popular tourist destinations or areas with high business travel, there may be a consistent demand for Airbnb accommodations.

The level of competition in a specific market can affect your ability to secure bookings and maintain competitive pricing and negotiating favorable lease terms is crucial. The cost of leasing a property, furnishing it, and covering associated expenses (utilities, cleaning, etc.) will impact your overall profitability.

As a whole, it’s important to note that the landscape of short-term rentals, including Airbnb, can change over time, that’s why due diligence on researching the market is always important before starting any kind of business.
